This is a very nice dual purpose ranching/hunting ranch in the live oak country. Located approximately 19 miles east of Sonora with frontage on the south side of FM Hwy. 864. The ranch is gently rolling in terrain and has lots of big pretty live oak trees. It has been well managed over the years and has a great turf of native grasses. There is very little mesquite on the property but some cedar.
The ranch has been fenced into 6 pastures with a 25 acre trap adjoining livestock working pens in the center of the ranch. Interior fencing is conventional net wire in good condition. The perimeter fencing is in good to new condition and there is a stretch along the south end that is 8 foot game fence.
There are 5 water wells on the ranch. Four are equipped with windmills and concrete storage tanks and one is equipped with a submersible pump. Wells are reportedly 80′-260′ in depth and water quality is good. There is a smaller frame house in fair condition toward the front of the ranch. There is also a large gravel pit along FM 864 with a good amount of road material stock piled.
Seller will convey executive rights, and is open to negotiate on the owned minerals. There is no production or leases on the ranch at this time. There is a well maintained easement going to a neighboring ranch to the south.
Hunting is excellent on the ranch for deer and turkey. There are also axis deer and black buck antelope.
This is a very well managed ranch in a productive part of the county. It has been well fenced and well watered to allow for livestock rotation. Call Gary (325)-456-8215 or Clint (325)-456-9447 and come look at this one.
