CONE RANCH.

OVERVIEW: An estimated 155+/- acres of mixed use recreational, ranchland will be surveyed out of a larger 250+/- acre tract. There is no western fence to divide these tracts currently.

LOCATION: County Road 411 in the Marysville community of North Western Cooke County. 4 miles west of Moss Lake and 4 1/2 miles south of the Red River. 8 miles north of US Hwy 82. Approx. 1.5 hour drive from the greater DFW metro area. The address will be in Muenster, TX 76252.

WATER: The Cone Ranch is naturally watered via 2 creek drainages that flow into South Fish Creek. Additionally, there is a water well on the property for watering livestock. There are a few very shallow ponds that hold water seasonly that may be able to be dug out for year round water storage.

UTILITIES: In addition to the water well, the property is served by Cooke County Electric Co-op, with a meter installed.

WILDLIFE: Whitetail deer, Rio Grande turkey, bobcat, coyote, feral hog, and gray fox are all common on the property, and small game such as cottontail rabbit, raccoon (even an albino has been seen), opossum, skunks, fox squirrels, armadillo and a large variety of song birds.

MINERAL RIGHTS: 100% of the mineral rights are believed to be intact and will convey with acceptable offer. There is no production on the property, and no pipelines. The oil and gas rights are not leased out.

VEGETATION: All native vegetation on the ranch for both grasses and trees. Grasses include common bermuda, grama grass, bluestems, Indian grass, buffalo grass, and vetch and clover. The majority of trees are white oaks with a healthy population of native pecan, hickory, red oak, eastern juniper, locust, black walnut, and persimmon.

TERRAIN / TOPOGRAPHY: Elevation runs from 830′ to 950′, and includes a rich bottom land, upland prarie, heavily wooded ridges and deep valleys. See topo map for further information.

SOILS: The majority of the ranch is fine sandy loam with a few pockets of clay loam. See soil map for further information.

TAXES: The property has a 1-D-1 Wildlife management property tax exemption. The 2017 property taxes were $362.71.

IMPROVEMENTS: In addition to the water well and electric service, there is 1,440 square foot barn / loafing shed to provide livestock shleter, as well as a set of cattle pens. The bottomland pasture is completely cross fenced. Boundary fences are fair to poor.

EASEMENTS: The only known easement is for the electric meter.

LEASES: There is a verbal grazing lease that will expire upon closing.

CURRENT USE: The land is currently used for wildlife management and for cattle grazing.

POTENTIAL USE: The 950′ tall plateau would make a beautiful building location for a rural residential home. This area is well known for the quality of the deer heard, making this a premier trophy whitetail deer hunting area. The lush grasses make for excellent grazing for cattle, and the pens and water will assist in this.

NEIGHBORS: This property is being divided by the seller, with the remaining 95 +/- acres being on the west side of the subject tract. The northern neighbor has over 500 acres and runs cattle. The eastern neighbor has over 380 acres for cattle, and the neighbor to the south has over 280 acres for cattle.
